General Rules

• Check-in: After 4:00 PM
• Check-out: Before 10:00 AM
• Occupancy: Maximum 10 guests overnight.
• Parties: detailed strict no-party policy. Quiet hours from 10:00 PM to 8:00 AM.
• Smoking: Strictly prohibited inside the home.
• Pets: Dogs allowed with prior approval and fee.

Cancellation Policy

Strict: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

Safety Disclosures

• Winter Conditions: Vermont winters are real. Steps and walkways may be slippery. 4WD/AWD is highly recommended from Nov-April.
• Well Water: The property is served by a private well. The water is tested and safe, but may have mineral content common in the mountains.
• Wildlife: We are in the Green Mountains. Black bears, deer, and other wildlife frequent the area. Do not leave food or trash unsecured outdoors.
• Hot Tub: Use at your own risk. Alcohol consumption is discouraged while using the hot tub.
